He worked really hard on our behalf to help us find the right house, and he spent many extra hours at our old house helping us get ready for putting the house on market. Since we had already moved when we put our old house on the market, Phil had the added job of checking on our property daily to make sure all was in order. I had Phil represent us at closing, which was a good thing since the buyer tried to sneak in their costs on our side of the ledger. Phil caught it and made sure everything was as agreed to in the purchase agreement. I opted for the full 7 percent commission as that got me a free home warranty, staging, home inspection, the daily check-ups, open houses every week, and the added commission that would go to the buyer's agent as an incentive to show the house to their clients. I felt I needed all that extra stuff since I was selling in October. He sold the house in 16 days, $3,000 above the asking price."
